The “Shops @ the 24’s” is a new 5,500 square foot retail building built on the pad site of the recently-renovated mixed-use project “The 24’s @ Uptown.” Situated on the highly-trafficked Louisiana Boulevard, directly across from Coronado Center, the project has prime retail visibility.
The project is separated into two spaces, one 3,600 SF space is currently occupied by Aspen Dental, and the other 1,600 SF space is available for lease.
In order to increase the building’s presence on Louisiana, the design includes a taller tower element on the southwest corner of the building. This creates an ideal signage opportunity as well as a way to incorporate dramatic architectural lighting.
While the entrances to the two spaces open up to the parking lot to the east, it was important to create a strong street-facing presence on the Louisiana side of the property. This was achieved by creating a dramatic elevated planter along the west side of the project. This helped to engage the building within its larger context, both at the human scale of pedestrian sidewalk traffic, as well as the urban scale of the adjacent busy thoroughfare.
